Job Description:/h3:
Develop cost estimates for new projects by working with stakeholders, both internal and external, to gather technical project information and produce associated detail cost estimates and overall budgets
Communicate clearly and concisely on the status of project cost estimation to all levels
Develop internal processes around cost estimation that leverage internal historical cost metrics as well as resources from external venders
Develop scopes of work for subcontractors
Prepare subcontractor bid reconciliations to determine best proposals for job
Coordinate with project managers to execute project buy out
Coordinate purchase orders for materials that are direct purchase
Provide reconciliation analysis between projects and estimate revisions
Build and maintain a cost database which captures historical actuals spent for use in future estimates, project cost bridging, as well as strategic negotiations with external venders
Coordinate with project managers on extra work from the field
Build internal and/or leverage third party tools to prepare estimates as well as detailed cost for multiple stages of project development
Oversee external estimating vendors and potentially internal resources to produce project estimates and budgets

General computer usage with emphasis in Microsoft Office
Jobsite safety
Punch list and other closeout processes
Roles and responsibilities of the various team members and entities
Various components of front end specifications for construction contract documents

Ability To
Assemble submittal packages to various jurisdictions
Effectively communicate with building staff and officials, contractors, design consultants, and building inspectors.
Assemble back up material as needed and package in an orderly manner for approval, etc.
Request and track bids
Comply with company policies and administrative procedures
Coordinate procurement and review of all close out documents
Develop and update construction schedule (Assist)
Develop and Update Master Schedule (Assist)
Develop spread sheets using Excel
Develop professional letters using Word
Establish an effective filing system
Expedite review of RFIs, submittals etc.,
Log and track RFIs, PCOs, submittals, correspondence and other project documents
Read Blue Prints and understand various stages of drawings and specs.
Take project progress photos and videos
Understand A/E and other consultant contracts
Understand roles and responsibilities of team members

EDUCATION REQUIREMENT: Bachelor Degree or higher in Business, Construction Management, Engineering or Architecture

EXPERIENCE REQUIRED: 1: 3 years of construction admin or related
