We are a 3rd generation family-owned general contractor looking for a full-time Project Manager who wants to help grow our company. Our projects include grocery stores, pharmacies, banks, restaurants, breweries, distilleries and other great places. We would love an individual with a background in retail and food-related construction. The factors to success in this position are CLIENT SATISFACTION , JOB PROFITABILITY and COMMUNICATION. Job Responsibilities include: 1) Customer Response and Satisfaction – Strong sense of urgency and a “we can do it” attitude is a must! 2) Communication – Drives professional communication with entire construction team: the client, EFA field personnel and office staff. Ensures that everyone involved with the project understands and agrees upon project scope and expectations. Manages construction meetings with the client, creates and distributes detailed and organized meeting minutes. All communication is consistent with EFA branding. 3) Project Bidding / Estimating – May participate in project bidding process and qualification of subcontractors and bids. Provides critical input during bidding for securing new work. 4) Project Start-Up – Manages input of budgets into accounting system, distribution of subcontract agreements and PO’s. Manages all submittals, RFI, and document logs. Schedules and facilitates the Pre-Construction Meetings with client and subcontractors. Manage communication of project scope and requirements to Superintendent and office. Acquires building permits as required. Manages all Applications for Payment and Change Orders. Maintains Change Order Logs daily and clearly communicates to clients on a weekly basis. 5) Cost Management – Meets or exceeds projected margin on all projects. On-going management of project costs and profitability. Immediate communication of issues/possible change orders to client and office staff. Communicates job status to management on a weekly basis. 6) Schedule Management – Works with Superintendent to maintain master construction schedule and 3-week construction schedules. Creates construction schedules as required. Tracks critical path and manages issues with superintendent regularly. 7) Subcontractors/Vendor Management – Acts as main contact for subcontractor PM’s to manage scope and cost expectations. Reviews, approves and writes all subcontractor contract Change Orders. Ensures 48-hr CO submittals and on-time invoices from subcontractors and vendors. 8) Project Close-out – Finalizes punch list and all close-out documents (warranties, as-builts, lien releases) as required by client within 30 days of job completion. 9) Project Leads – Brings in new sales leads/contacts with each project. Your qualifications include: - Strong construction knowledge and background - 100% competency in reading plans, shop drawings, specifications - Understands building codes and municipal permitting processes - Project Estimating experience is preferred - Experience in retail construction projects - LEED AP preferred Company Description Eric F.
