Summary of Responsibilities
Our employees are always consummate professionals. As an integral part of the property management team, the
Porter/Groundskeeper is responsible for the meticulous upkeep of grounds, amenities, building exteriors, leasing office, tour path, parking lots and other areas of the assigned apartment community, with maximization of the propertys marketing appeal and the highest level of customer satisfaction in mind.
Primary Responsibilities and Objectives
Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interacts courteously and professionally with current and potential residents at all times.
Remove trash and other debris from office areas and apartment community perimeter on a daily basis.
Assist in the preparation of market ready units.
Clean available apartments and/or model homes and common areas of the community, as directed.
Address property maintenance concerns related to inclement weather or conditions
Clearly and immediately report any maintenance and/or life safety issues identified while performing regular assigned duties.
Assist management team with other various tasks as required.
Contribute to community resident retention programs.
Learn and comply with all company, local, state and federal rules and regulations.
Communicate professionally and clearly with residents, co:workers, and senior management.
Contribute to and foster a team approach to serving residents and maintaining a successful community.
Ability to use discretion and maintain confidentiality.
Key Qualifications, Skills and Education
Able to understand and grasp federal fair housing laws and any applicable local housing provisions.
Ability to read, write, understand, and communicate in English.
Ability to use a computer.
Exceptional customer service abilities.
Ability to communicate in a professional manner.
Ability to handle conflict with resident.
Ability to prioritize and meet deadlines.
Skillful in organization.
High school diploma or equivalent is required
Drivers license and proof of automobile insurance where applicable
Physical and Mental Requirements
Employee must be able to lift and or move, up to 25 pounds.
Stand/walk/sit for long periods of time.
Climb stairs.
Ability to work well under high:pressure situations.
Ability to work autonomously and in a team environment.
Ability to work successfully with a variety of personality types.
